A race for the future of the Super 8 motel in Franklin Park appears to be between sales people and the wrecking ball.
Real estate company Koenig and Strey has listed the motel at 3010 Mannheim Road for sale at $1.5 million in “as-is” condition.
That’s a drop in price of somewhat more than $5 million, Franklin Park Community Development Director Jeff Eder said.
“The Super 8 has been flooded three times,” Eder said. “It has mold. It has a long laundry list of items (to be fixed).”
Franklin Park believes the three buildings that make up the 47-year-old motel site are beyond saving and could be a public hazard. It is in the process of requesting permission to demolish the structures.
A mold expert, structural engineer and code compliance expert have inspected the building. Attorney Matthew Welch of Odelson and Sterk expects reports from them in May. When those arrive, he will ask a circuit court judge for permission to demolish the buildings.
“It’s in foreclosure,” Welch said. “I’m straddling dealings with the bank and the owner, mostly with the bank.”
The Franklin Park Herald Journal was unable to reach ANZ Enterprises of Indiana, which had owned the motel site, for comment.
The buildings would cost roughly $500,000 to $600,000 to demolish. That doesn’t include the cost of asbestos testing.
The village would put a lien against the property, though when the empty land might sell and for how much is unknown, Eder said.
